Why solar energy is worthwhile for a WEG
A photovoltaic system is more profitable than ever before. The reason for this is the falling cost of solar modules and rising electricity prices. With photovoltaics on the roof, the WEG becomes (at least partially) an electricity supplier itself, which means that less or no electricity has to be purchased from the public power grid. The more own electricity is produced, the more independent the WEG becomes from the public power grid. Any price increases will then no longer affect the owners. In addition to the possibility of saving money, solar energy also contributes to environmental protection, because PV systems do not release any climate-damaging CO2 when producing their own solar power. PV systems have a future: their service life is around 20 to 25 years.
Legal situation: Owners must agree - but not all
If individual owners wish to install a photovoltaic system on the roof of the condominium, all condominium owners are affected because the installation of the PV system results in structural changes to the common property. Consequently, the owners must agree in the owners' meeting that the photovoltaic system may be installed. In terms of § 25 para. 1 WEG, a simple majority is sufficient for this. With regard to the costs incurred by the installation, the WEG Act stipulates that these are only borne by those owners who vote in favor of the PV system.
Financing: Individual individual applications to the bank
As a rule, a loan is required to finance a PV system. Here, the owners may face a challenge, because banks are all too reluctant to grant loans to WEGs. The hurdle is overcome by each owner submitting his or her own individual application to the bank and paying for his or her loan individually. On the basis of the individual applications, the bank then checks whether the COA as a whole is solvent and grants the subsequent loans at the same time.

Several options for the use of the WEG current
The WEG's solar power can be used in a variety of ways.
- Landlords/owners: The electricity produced by the photovoltaic system on the roof of the WEG supplies the apartments of the owners' association.
- Building: The PV system is used to meet the general electricity needs of the community building.
- Individual owners: If only a few owners within the WEG are interested in installing a PV system, it is possible for these owners to each install an individual system and generate and purchase their own electricity.
- Public grid: The electricity is fully fed into the public grid. In return for the full feed-in, the owners receive remuneration.
Which concept is most suitable depends on various factors, such as the expected electricity consumption or the available roof area.
Conclusion: Photovoltaic system on the roof of the WEG works perfectly
If a WEG is equipped with a photovoltaic system on the roof of the common property, the owners save money in the long term. In view of the constantly rising energy prices, the installation of a PV system pays for itself more quickly than in the past. The first hurdle on the way to owning electricity is the approval of the owners in the owners' meeting. If no simple majority can be found, the option of individual systems remains.
